Artomatic Lights Up NoMa for Five Weeks

Leasing Activity
Following on the heels of NPR, Department of Justice and Harris Teeter, there has been a steady stream of new announcements in NoMa in recent weeks. Just last week, the Sierra Club announced it is acquiring three floors (28,000 sf) in J Street’s office condo building at 111 K Street. Capitol Plaza I at 1200 1st Street NE announced its first tenants which include the US Department of Homeland Security with 34,773 SF and Point Carbon, a Norwegian-based private company that provides analysis and consulting on carbon markets, with nearly 10,000 sf.

The BID has also announced several new restaurant additions. Five Guys Burgers and Fries will join Sisters Mussels & Pizza and Heidi’s Brooklyn Deli opening this Fall at the ATF retail center adjacent to the New York Avenue Metro. Across the street, Au Bon Pain announced a lease at the Marriott Courtyard which is scheduled to open in 1Q 2009. These new leases are breathing life into this rapidly evolving neighborhood.


Development Update

Constitution Square - StonebridgeCarras/Walton Street Capital
It’s hard to believe that it has been only a few short months since the Mayor, Congresswoman Norton and others gathered for Constitution Square’s ground breaking on April 7th. StonebridgeCarras and its contractor, Clark Construction, have been hard at work on this 1.6 million square foot project and excavation is nearly complete. This exciting new project will encompass an entire city block adjacent to the New York Ave Metro and will house the Department of Justice, Harris Teeter, Hilton Garden Inn as well as 440 apartment units. The first phase will deliver in 2010, and the offices are designed for LEED Gold certification.

90 K Street - Trammell Crow Company
The multiphase development from Trammell Crow has broken ground adding to the growing cluster of high end offices on First Street NE. The first phase includes 412 thousand sf of multiphase office development. This development will top out at 1.3 million square feet of office with ground floor retail and continues the influx investment north of Union Station.

 

1100 First Street - Tishman Speyer
Tishman Speyer’s striking design of 1100 First Street is starting to take shape. Last month they began installing the dramatic floor to ceiling glass windows that will give the building a unique look. Those responsible for the bowed curtain wall design are Gensler and partner Krueck & Sexton. The building is designed for LEED Silver certification and will deliver next year. This trophy quality building is setting a high bar for future design in NoMa and the large broader DC market.

77 K Street - Brookfield Properties/ING
One of NoMa’s newest office buildings is set to deliver this summer. Brookfield Properties and ING Clarion are currently seeking tenants for 77 K Street, a 326,000 sf Class A building with Capitol views from its rooftop terrace. The building, just two short blocks to Union Station, will also include a tenant-only fitness center, and 16,000 sf of ground floor retail.

 

Courtyard by Marriott - Finvarb Group
The Courtyard by Marriott is in the final stages of construction. This will be a pivotal change for the NoMa market as business travelers will have lodging opportunities close to NoMa businesses including XM radio, ATF and others. The hotel plans to open in April of 2009. Au Bon Pain recently signed a lease for the retail space next to the Metro and the Finvarb Group is looking to fill two additional restaurant sites on the ground floor.

Union Place - Cohen Companies
Union Place, located in NoMa adjacent to Capitol Hill at 3rd and K Streets, was the first new residential project to break ground in NoMa last July. The first phase of this Cohen Company project will include 212 units with 30 affordable at moderate income levels. The project includes a day care center, fitness center and 4,000 sf of neighborhood retail as well as a courtyard open to the public during the day. The second phase will eventually bring another 500 units to the site.


Artomatic’s Record Breaking Run in NoMa
Artomatic, the Washington, D.C. area’s homegrown arts extravaganza, came to a triumphant close in June, setting new records and breaking new ground for artists in the region. Held May 9 through June 15 in NoMa, Artomatic 2008 attracted a record 52,500 visitors, more than any previous Artomatic event. Hosted by the NoMa Business Improvement District, Artomatic included art, performances, workshops and special activities.

"Artomatic 2008 was a phenomenal event and it exceeded even our expectations," said Veronica Szalus, Artomatic president. "We are glad to be able to provide this opportunity for artists and to enrich the D.C. creative community."

Over 800 visual artists and hundreds of performers were featured in the show that transformed over 200,000 of raw space at Capitol Plaza into the most eclectic cultural center in the City. A few highlights from this year’s show include an art-themed fashion show, fire dancers, art car foot race, two live music stages, book signings and on-site tattoo parlor. In addition to this, there was the Sunday Source Peeps Diorama Contest held by the Washington Post and featured a competition to create art with Peeps candy.

James Bond Film Festival Continues
4 weeks left!! Hundreds of Bond fans have been enjoying NoMa BID’s summer-long James Bond Film Festival. The event is free to the public and features a different James Bond movie every Thursday evening starting at dusk (approx. 8:30 PM). Located at the intersection of Florida and New York Avenue, movie-goers are encouraged to bring a blanket and a picnic and enjoy an evening under the stars. Gold Screen sponsors for the festival are the NoMa BID and MRP Realty. Silver Screen sponsors include Brookfield Properties/ING Clarion, StonebridgeCarras and Walton Street Capitol, the Washington Area Bicycle Association (WABA), Yelp and Honest Tea.

On The Fly
On the Fly has increased its presence in Washington, DC by placing one of their highly coveted carts in NoMa. The mobile lunch stand is located at the XM Radio headquarters at 1500 Eckington Place just north of New York Avenue and is open from 11 AM to 3 PM Monday through Wednesday. Culinary options vary each day: Monday is Thai curry and other Asian fare, Tuesday is Rockland’s BBQ and Wednesday features Julia’s Empanadas and fresh tacos. This is a great addition to the area where you can grab a quick, healthy and local bite to eat.

Annual Member Meeting
On June 13th, NoMa BID held its second annual member meeting. The BID recognized several local leaders and organizations for their contributions to NoMa’s renaissance including Mayor Adrian Fenty, Council members Tommy Wells and Harry Thomas, Jr, Covenant House Washington which supports troubled youth throughout the City, and Polinger, Shannon & Luchs for hosting Artomatic in their building, Capitol Plaza. Each awardee received a wooden box hand-carved by participants in Covenant House’s woodworking program. Five new board members were elected: Jim Evans of Tishman Speyer, Bob Elliott of JBG, John Gordon of Polinger, Shannon & Luchs, Dennis Paul of Paul’s Wholesale Flower Company and Fred Rothmeijer of MRP Realty.

BID Launches Safety Ambassador Program
In April, the NoMa BID hired three full time ambassadors to provide information and support to workers, residents and visitors to the area. The ambassadors are also responsible for outreach to the homeless and have had great success in moving several formerly homeless persons to permanent housing or to medical treatment facilities. They participated in the Citywide homeless count in June and will be working closely with the Department of Human Services to expedite housing assistance for those in need.

NoMa Supports Local Employment Programs
Area businesses and NoMa have joined together to provide employment opportunities for DC youth through a city funded program called Summer Jobs for DC Youth. The program provides job training and employment opportunities for local students at no cost to the employer. NoMa will have four local youth working as Junior Ambassadors for the month of August. In addition, NoMa is supporting Project Empowerment, a city-funded job training program for adults, to provide work experience for recent graduates. NoMa Adds Urban Planner
Dana Chieco joined the NoMa BID in May, as Planning and Program Manager. Her responsibilities include overseeing all aspects of infrastructure and public space planning and implementation for the BID, including transportation, streetscape, sustainable design, public art and parks. Ms. Chieco will serve as liaison between public agencies and BID members to better coordinate and advance these initiatives.

Ms. Chieco joins the NoMa BID from the Urban Land Institute of Washington, D.C. where she served as Manager of Community Outreach. Prior to that, she was a Capital City Fellow with the District of Columbia Department of Transportation, and a Public Service Fellow for the Charlottesville (Virginia) Community Design Center. Earlier in her career, she served as an Outstanding Scholar in the Civil Rights Division of the U.S. Department of Justice.

Ms. Chieco holds as Masters degree in Urban and Environmental Planning from the University of Virginia and a Bachelors degree from Cornell University. She resides in Washington, D.C.
