Washington, D.C., December 21, 2010 – The leasing success continues in NoMa, as the Federal Retirement Thrift Investment Board signed a 55,000-square-foot lease at 77 K Street, NE. The agency moves from 1250 H Street, NW, in October 2011.
The 326,000-SF Brookfield Properties building is now 92 percent leased. David Houck and Elizabeth Cooper of Jones Lang LaSalle represented FRTIB; Zeke Dodson, Jonathan Wellborn and Eli Barnes represented Brookfield. The 11-story building has 27,500 SF of office space and 800 SF of retail space remaining. Federal Thrift will join congressional newspaper CQ-Roll Call, Inc., which signed a lease in September and moves into the building in April 2011. The Internal Revenue Service also leased the first six floors earlier this year.
2010 remains a banner year for the NoMa neighborhood, with eight new retailers, continued leasing momentum, and the announcement of two locally owned, chef-driven restaurants in the neighborhood in April/May 2011. Chef Todd Gray of Equinox fame will open Watershed at the Hilton Garden Inn in April; Chef Gillian Clark will open Kitchen on K Street at the Loree Grand in April/May. More than 6,000 new employees have moved into the neighborhood in 2010, and more than 1,400 residents now call NoMa home. NoMa has leased over 3 million square feet in the last three years, and this announcement pushes the 2010 leasing total to 944,678 square feet. NoMa leased more than 1 million square feet in both 2008 and 2009.
Brookfield Office Properties is seeking LEED Certification and an Energy Star rating for 77 K Street. The property features 31,000-square-foot floor plates, an expansive two-story lobby, a fitness center, and a rooftop terrace with views of the U.S. Capitol. The property also contains three levels of below-grade public parking. Café Phillips occupies the corner of First and K Streets, NE, offering deli breakfast and lunch options; roughly 800 SF of retail space are still available.
