Washington, D.C., January 18, 2011 – The private sector has announced a preference for NoMa, as think Mathematica Policy Research Inc. signed a 15-year 125,429-SF lease in Tishman Speyer’s trophy building at 1100 First Street, NE.
Mathematica joins the Department of Veterans Affairs (122,756 SF in November 2010), and the Federal Energy Regulatory Commission (35,000 SF in November 2009). The 347,608-square-foot building is now 81 percent leased. Geoff Kieffer of Woodmark Commercial Services represented Mathematica, and Dan Dooley of Tishman Speyer represented the landlord. Mathematica plans to move into the space in November 2011, after nearly 30 years at 600 Maryland Avenue, SW. Mathematica employees profess excitement about the move, citing NoMa’s transit connectivity and bike amenities.
“Mathematica’s lease signals a critical shift in the mindset of the private sector, which continues to seek space in NoMa following on the heels of the federal/District government, nonprofits and associations,” said NoMa Business Improvement District President Liz Price.
“After a thorough review of all the markets including Maryland and Virginia, Mathematica chose to remain in the District of Columbia and join a growing number of private and federal organizations that are now calling NoMa ‘home,’” said Woodmark Principal, Geoff Kieffer. “We feel privileged to have represented Mathematica in this transaction.” Affiliated company J Street Development announced it will be providing project and construction management services for Mathematica’s build-out at 1100 First Street.
Located two blocks from the New York Avenue Metro station on the Red Line, the 12-story building at 1100 First Street has achieved LEED Gold Certification. NoMa’s first all-glass building offers floor-to-ceiling glass windows, three levels of below-grade parking, an on-site fitness facility and an outdoor plaza. Designed by Krueck and Sexton, 1100 First Street is the first of a two-phase project that will total approximately 705,000 square feet. The second phase will include an identical mirror building on the adjacent parcel.
