Washington, D.C., July 14, 2010 –The Parole Commission will join the U.S. Customs & Border Protection Agency at 90 K Street, NE, with a new 36,438 SF lease at Sentinel Square I.
The U.S. Parole Commission will occupy a portion of the first floor and the entire third floor in early 2011. This transaction follows on the heels of a long-term commitment by the U.S. General Services Administration (GSA) for 85,000 square feet for the Department of Homeland Security’s U.S. Customs and Border Protection. The two deals combined bring the building occupancy to nearly 30% leased.
With these latest announcements, the NoMa submarket has experienced more than 600,000 SF of leasing activity in 2010 – putting the neighborhood on pace with NoMa’s leasing performance in the last two years, averaging 1 million SF absorbed each year.
“Our streets grow busier each day as new residents and employees move into NoMa – more than 5,000 this year alone,” said NoMa Business Improvement District President Liz Price. “We anticipate a busy fall with additional retail and leasing announcements.”
Sentinel Square I is the first of four planned phases containing 1.3 million square feet of Class A office space. The building has been designed to meet Level IV security protocols and is seeking LEED® Gold certification utilizing a variety of sustainable features including water efficient landscaping, a building recycling and construction waste management program, the use of recycled building materials and a curtainwall designed to reduce energy consumption.
Trammell Crow Company developed the 12-story building, which delivered in April 2010. Sentinel Square is owned by Sentinel Square I, LLC, a joint venture including affiliates of Trammell Crow Company, Crow Holdings and Cottonwood Partners.
