Brookfield Delivers 326,000 SF Office Building In Washington, D.C.’s NoMa

Washington, D.C., August 25, 2008…The NoMa (north of Massachusetts Avenue in Washington, D.C.) Business Improvement District (BID) has put out the welcome mat for a new 326,000 square foot Class A office building at 77 K Street, N.E. This is the fifth office building to deliver in the emerging neighborhood just north of the U.S. Capitol since development started in earnest two years ago.New York-based Brookfield Properties Corporation developed the 11-story structure, which was designed by architect Davis Carter Scott. The property features 31,000 square foot floor plates, an expansive two-story lobby, tenant fitness center, 16,000 square feet of available ground-level retail space, and a rooftop terrace with Capitol views. Brookfield co-owns the property with its partner, ING Clarion.

“Despite a general slowdown in the market, development in NoMa is proceeding at a steady pace, including the arrival of restaurants and other amenities,” said Elizabeth Price, President of the NoMa BID. “By the end of this year, over 1.8 million square feet of new office and retail space will have been delivered, with our first hotel opening in early 2009.” NPR recently acquired a 165,000 SF building in NoMa for its new headquarters, and Sierra Club acquired office condo space in NoMa for its national legislative office.
